All house plans are protected by the Federal Copyright Act and remain the intellectual property of the original designer. When you purchase a house plan, you’re acquiring a single-use license to build one home only. You may not copy, reproduce, distribute, or resell the plans without prior written authorization. Building the home more than once or sharing the plans with others is a violation of copyright law and subject to penalties. Multi-use licenses may be available, please contact us for more details.
All plans are drawn to meet national building standards at the time of creation, typically the International Residential Code (IRC). However, local codes may vary significantly by state, county, or municipality. You are responsible for ensuring the plan meets your local requirements, including zoning laws, energy codes, and engineering standards. In areas prone to seismic activity, high wind, coastal conditions, or heavy snow, a local engineer may be required to provide additional calculations or drawings.
Our plans can often be modified to suit your specific needs. However, all modifications must be completed in accordance with copyright law and through authorized channels. Unauthorized modifications, copies, or derivative works are prohibited. If your local jurisdiction requires plan changes to meet code or personal preferences, you or your builder may need to hire a licensed professional to revise the drawings accordingly. Pre-drawn house plans are not stamped by a licensed architect or engineer. If your local building department requires stamped drawings, it is your responsibility to hire a licensed professional within your state to review and stamp the plans. This additional requirement is not included in the price of our plan packages and must be arranged separately. We recommend contacting your building department prior to purchase to confirm their requirements.
Each plan purchase grants you the right to build one home. Plans may not be shared, copied, distributed, or reused for additional builds without purchasing additional licenses. Unauthorized duplication, whether for personal or commercial use, violates the original designer’s copyright and is strictly prohibited. Please contact us if you intend to use the plan for more than one project multi-use licenses may be available.
Due to copyright protection and the ease of duplication, all house plan sales are final. Once your order is processed, no refunds, credits, or exchanges can be issued. Please review your order carefully before purchasing and make sure the plan suits your needs and complies with local requirements. Our plan packages typically include detailed floor plans, exterior elevations, roof layouts, foundation plans (schematic only), and electrical layouts. However, mechanical, HVAC, and plumbing plans are not included, as these systems are highly localized and should be designed by licensed subcontractors based on your specific site and climate. Materials lists, structural engineering, and framing plans are also not standard and must be obtained separately if required by your jurisdiction.

We are not responsible for construction, plan interpretation, code compliance, or final build quality. You agree to indemnify and hold us, our designers, employees, and affiliates harmless for any losses or liabilities arising from use of the plans, failure to comply with local laws, or construction issues.
